Buying a House
Highlighted Purchase—Richmond, Texas
It is a big piece of the American Dream - owning your own home. Whether it is your first home purchase or you have lost count after many decades and many moves, where you live next is important.
Helping you find your new house is fun, we are basically shopping together. One of the things that I think makes me a good agent is that I will give you an honest, unfiltered opinion. I do not want you to just purchase any house, I want you to purchase the right house for you, and if I don’t think we have found it I will tell you that and exactly why. From my perspective, your house purchase is the beginning of our relationship, not the end. I want you to be very happy in that house for many years, and think of me fondly when you or your friends or family need an agent again.
My favorite home purchase was with my brother and his wife. Naturally they came to me when they were thinking of buying. I was very determined to deliver top-notch service, particularly for my sister-in-law—I did not want to deliver the typical “brother-in-law” half-baked performance.
I lost count of the number of homes we toured after 30, ranging from Pearland to Rosenberg to Katy. We finally honed-in on Richmond and concentrated our firepower there over several weekends. By the time we found the right one we had our finger on the beating pulse of the Richmond real estate market, and probably knew the market better than most local agents.
Our groundwork had paid off—we knew we had found an absolute gem. Built in 1980 with reasonable updates, it was in an established neighborhood (The Grove) and just a little over a mile from the Pecan Grove Plantation Country Club (website). The 3-bed 2.5 bath also boasted a game room, adjoined a walking path in the back, and the ranch with horses to the rear of the property was visible from the second floor.
We visited the property the morning of its first day on the market, and our offer was accepted by the seller that evening. In 2021 the market was still red-hot, and we felt very confident that our offer for $10k over the ask was still below fair market value (the appraisal prior to close showed us to be correct). The buyers were very pleased, and so am I.
