Whether it is leasing retail space, buying a tract of land or shopping for your new office space, commercial real estate can involve a variety of nuanced and potentially complicated issues. Commercial transactions lean more heavily into the legal side of things—your average real estate agent is capable of locating the correct forms to use for residential transactions, but is usually completely out of their element when it comes to commercial. Perhaps this is where my legal background sets me apart from the competition the most.

Leases for commercial or industrial space can be well over 100 pages long and include lengthy provisions regarding insurance, indemnity, maintenance, casualty, condemnation, hazardous materials, and guarantees, to name just a few. Oftentimes these provisions are highly negotiable. In addition to the intricacies of pricing and marketing, commercial sales may also involve drafting and obtaining boundary line agreements and estoppel certificates, drafting and responding to title objections, reviewing feasibility and environmental reports, and others.
